As everyone has different requirements with regard to fuel consumption we have not included this within our prices to encourage our visitors to be environmentally responsible in their usage. Costs for fuel are: Electricity is 12p/Unit, LPG for fires is £20 for 2/3 nights (if required). Central heating for Lake is included but is turned off in the summer. Dogs - we only accept assistance dogs needed by their owners during their stay.

We aim to provide a quality of accommodation that is above average, but not deluxe, at a reasonable price. We hope our product stands out from others by way of keeping a traditional English rural ambience along with the best of modern trends & added facilities.

Terms:- Booking: A cottage is not booked until half of the total hire charge has been received and confirmed by us in writing.
Balance of the hire charge: The hirer upon booking becomes responsible for the whole of the charge and the balance must be paid four weeks before commencement of the holiday.
Cancellation: Should the hirer wish to cancel they shall immediately notify us and we will endeavour to re-let the cottage. If we are successful the cancellation will be accepted and a refund made (less 50% of the total hire charge). If we are not successful the hirer remains responsible for the full balance of the charge. We suggest you contact your insurance agent/broker with regard to holiday cancellation insurance.
Booking period: The bookings are from Fridays with arrival between 3.00pm and 7.30pm, departure not later than 10.00am on Monday unless arranged differently by agreement.
Equipment: The hirer undertakes to report any equipment or furnishings lost, broken or damaged and may be requested to pay for them.
Unsuitable substitutes are not accepted. The hirer also undertakes to leave the cottage in a good, clean order at the end of their stay.
Dogs: Guests who bring dogs undertake not to leave them unattended and to ensure they don't disturb other guests, or foul communal lawns.
